#Starting an Airbnb in Kenya

Short-lets can earn 2–3x long-term rent — but they need work.

  • County single business permit
  • Tourism Regulatory Authority (TRA) licence
  • KRA PIN + monthly VAT (if turnover exceeds threshold)

#Setup costs

  • Furnishing 1-bed: KSh 350,000 – 700,000
  • Photography: KSh 15,000 – 30,000
  • Cleaner + linen service: KSh 800 – 1,500 per turnover

#Where it works best

Kilimani, Westlands, Karen (business travellers), Diani, Nanyuki, Naivasha (leisure).

#Occupancy targets

Break even at 40% occupancy. Aim for 65%+ with good reviews.
